Windows
Traditional casement windows in European redwood. Stainless steel friction hinges, handles with locking night vent facility. Sealed double glazed units throughout.

Doors
External: Hardwood frames and doors individually designed to match existing openings.
Internal: A choice of softwood doors in either traditional or contemporary styles.

Heating & Water
To be a wet system with oil fired, balance flue boilers. Systems to be controlled by a 7 day programmer and room thermostat. Radiators of a grilled panel type with thermostatic control valves. Hot water systems to be mains pressure, cylinders to be fully insulated, incorporating immersion heater for summer use.

Electrical
Full compliment of power points, ceiling and wall lights and wall points. Fully networked to facilitate telephone audio and digital data transfer throughout the dwelling. Communication options available upon request. Burglar alarm and smoke detectors will also be fitted.

Insulation
Fully insulated walls, floors and roof spaces to current building regulation standards.

Kitchen
Every kitchen is superbly finished with units and fittings selected from the developers range at Osbornes of Ilkeston. Electric range type cooker, external vent and extractor as well as integrated fridge and dishwasher included. Gas hobs available upon request.

Utility
Fitted units selected from the developers range, with work surfaces and stainless steel sink and drainer. Space will be available for clients own appliances. Plumbing point will be available for a washing machine.

Bathrooms
Selection of sanitaryware in white, from the Developers range at Willbond in Derby. Brassware from the Bristan range in polished chrome. Shower doors selected from the Showerlux range. Chrome multi-rail towel warmers with optional summer electric element. Floor tiles selected from the developers range with optional underfloor heating.

Wall Tiling
Full height tiling between the work surface and the wall units in the kitchen.
Full height tiling to shower areas. Half height tiling to other areas of the bathroom and en-suites.
All tiles selected from the developers range at Alternative Tiles Derby.

Decoration
Internal: all woodwork to be gloss or stain painted. Internal walls to be finished in emulsion, selected colour finishes available subject to stage of construction.
External: all woodwork to be painted with one coat primer and one coat undercoat. Windows finished with DH Drab: doors finished with DP Bronze Green, both from the Delux ‘Victorian’ Heritage range

Garage
Purpose made European redwood timber hinged doors. Double power sockets and strip lighting to be provided. Automatic door operation available upon request.

Externals
Driveways and courtyard finished in bound gravel. Perimeter paving and patios to be in a traditional blue brick. Boundaries will be either traditional brick finish, post and rail fenced or post and wire with hedge planting. Garden areas to be cultivated and turfed.
